Chapter 3 - The Notice of Eviction

By 2:00 p.m., the panic in Century City had reached a fever pitch, but the true epicenter of the storm was unfolding in the sun-drenched, palm-lined streets of Beverly Hills.
Vanessa Mercer was lounging by the infinity pool of the Elmwood Drive estate, wearing oversized Gucci sunglasses and sipping a chilled glass of Napa Valley Chardonnay. She was hosting an afternoon committee meeting for the local charity gala, surrounded by three of her wealthiest, most critical socialite friends—women who judged a person's worth entirely by the square footage of their home and the vintage of their wine.
"Honestly, Vanessa, this landscaping is to die for," gushed Cynthia, a woman whose husband owned half the car dealerships in West LA. "That bougainvillea is just magnificent. And the interior styling? Immaculate. Ryan is such a visionary. Buying an estate like this in his early thirties? Absolute boss move."
Vanessa smiled smugly, adjusting her diamond-encrusted tennis bracelet. "Well, you know Ryan. He works tirelessly. People think real estate is just about luck, but Ryan has that Midas touch. Everything he builds turns to gold."
Right on cue, the heavy iron security gates at the front of the property buzzed loudly.
Vanessa frowned, lowering her sunglasses. "Now who could that be? I specifically told the housekeeper not to accept deliveries this afternoon."
Before anyone could get up to check the intercom, heavy footsteps echoed across the travertine stone patio. Rounding the corner of the house came not a delivery driver, but two impeccably dressed men in bespoke dark suits carrying heavy leather briefcases, flanked by two burly private security guards wearing earpieces.
Vanessa dropped her wine glass. It shattered against the stone, splashing pale gold liquid across her designer sandals.
"Excuse me!" Vanessa shrieked, standing up and grabbing her silk cover-up. "What do you think you’re doing? This is a private residence! How did you get past the gates?"
The lead man—a tall, silver-haired attorney with eyes as sharp as tacks—stopped a few feet away from the pool. He pulled a formal legal document from his briefcase.
"Are you Vanessa Mercer, spouse of occupant Ryan Mercer?" the attorney asked, his voice completely devoid of emotion.
"I am the owner of this house!" Vanessa snapped, her face flushing crimson with humiliation as her three society friends watched in stunned silence. "Who the hell are you?"
"My name is Arthur Sterling, General Counsel for Mercer Holdings Trust," the attorney stated clearly, his voice carrying effortlessly across the courtyard. "I am here to formally serve notice of immediate lease termination, property repossession, and unconditional eviction from the premises located at 448 Elmwood Drive."
Cynthia gasped, clapping her hands over her mouth.
Vanessa let out a shrill, hysterical laugh. "Eviction? Are you out of your mind?! My husband owns this property! Ryan bought this house six years ago! Get off this property right now, or I’ll call the police and have you all arrested for trespassing!"
Arthur Sterling didn't blink. He calmly opened the portfolio and held out a certified copy of the original deed.
"Apex Horizon LLC purchased this property on March 14th, 2020, using one hundred percent equity funded by Leonard Mercer," Arthur recited, reading from the document as if he were reading a grocery list. "At no point has Ryan Mercer ever held title, equity, or legal ownership of this estate. He was permitted to reside here as a tenant at will, under the express condition of good behavior and mutual respect toward the property owner."
"That’s a lie!" Vanessa screamed, tears of rage springing to her eyes. "Leon is just an old retired contractor! He doesn't own anything! He lives in a dump in Pasadena!"
"Leonard Mercer," Arthur continued smoothly, "is the sole trustee and founder of Mercer Construction Trust, a multi-billion-dollar enterprise. And as of 12:00 p.m. today, due to gross breach of tenancy terms and severe behavioral misconduct directed toward the owner, your occupancy rights have been revoked."
Arthur signaled to the security guards behind him. One of them stepped forward, placing a large, tamper-evident padlock on the main exterior gates of the courtyard.

"You and your occupants have exactly forty-three minutes to pack your personal belongings," Arthur said, placing the eviction notice on the glass patio table right beside Vanessa’s shattered wine glass. "Any property remaining on these premises after 3:00 p.m. will be impounded and placed in public storage at your own expense. Good afternoon, Mrs. Mercer."
With military precision, Arthur and his team turned and walked away, leaving Vanessa standing paralyzed by the pool, surrounded by her horrified, whispering friends, while the heavy iron gates clicked shut and locked with a final, echoing thud.
