Chapter 4 - The Environmental AuditThe battle escalated from a simple property dispute into a full-scale corporate nightmare for Vance Construction.

Using my accounting background, I spent three nights analyzing the public filings of Richard’s construction company. I discovered that to construct Valerie’s luxury lakefront estate, Richard had claimed his firm had installed an underground environmental filtration system to protect the lake’s fresh water from toxic runoff.

On Thursday morning, an inspection team from the State Environmental Protection Agency arrived at the lake house, escorted by Marcus Vance and two state troopers.

"What is the meaning of this?!" Richard bellowed, running down his driveway in a suit, having been called away from a town council meeting. "You can't inspect my private residential parcel without a forty-eight-hour notice!"

"We can when there’s a reported hazard to a public waterway, Mr. Vance," the head inspector said coldly.

Olivia walked out to the edge of our gravel lane, holding a small jar filled with cloudy water she had collected from our lower ditch.

"The red stain you spilled on your deck ran down into the drainage pipe," Olivia told the inspector, pointing with her small finger toward the culvert Richard had secretly rerouted. "It went right under our property and straight into the fish sanctuary."

The inspector looked at the jar, then took a soil sample from the edge of my gravel lot. His face hardened instantly.

"This is unrefined industrial solvent," the inspector said, turning to Richard with disgust. "You don't have a filtration grid installed here at all. You capped the municipal line and dumped your toxic discharge directly onto your neighbor's residential parcel!"

Richard’s face went from pale to purple. "That... that was an oversight by my subcontractor!"

"It’s a class-A environmental felony, Richard," Marcus Vance said, stepping forward with his briefcase. "And because you used Vance Construction equipment to do it, the state is issuing an immediate cease-and-desist on all twelve of your active commercial development sites in the county."

Behind the front window of her mansion, Valerie watched in sheer horror as environmental officers placed yellow crime-scene tape around her grand front entrance, her luxury home now designated as an active toxic remediation site.
